Do you accept Housing Assistance Program/ Section 8?
Yes, however, if your porting authority is not for the city/county where the house is located, it may take up to 30-45 days. What this means is that there is a possibility for someone else to qualify before you. We cannot hold any property.
What happens if rent is not paid?
We are a for-profit business. In consideration of the home, monthly rent payment is required. This is what makes the contract. Rent is due according to the date stipulated in the lease agreement. It is the tenant’s responsibility to contact the landlord to ensure payment rendered in a timely matter. Late fees will start to accrue. Sorry, no partial payments allowed. If rent is cured, the issue is resolved. Any additional costs such as, but not limited to, court filings, legal posting, legal fees, and postal fees will be added to the next rent.
How do I pay my rent?
There are several options allowed for renters to pay their monthly rent. The first method is to visit www.therentalgrp.com and click Pay Rent in the top right corner. Select the method of payment. A processing fee of $10.00 will be added to payment made by Venmo, Cash App, or Stripe. For example, if your rent is $890, your total payment is $900. For ACH payments, simply input the required information and submit. For ACH transactions, there is no processing fee.
Is a security deposit required?
Yes. All properties we list and lease require a security deposit equal to the amount required for rent. Subject to qualification guidelines, an additional month for the security deposit may be required if credit scoring is low or derogatory information is listed on your consumer report.
What is considered an emergency?
If there is an emergency, call 911 and get to a safe place. Additionally, fire, water leaks, no electricity or electrical hazard, broken pipes or water leakage also constitutes an emergency. Notify the landlord after emergency officials have been notified.
How do I report a repair, which needs to be done in my home?
Go to www.therentalgrp.com and complete a maintenance request form. This is a must to help both you and the landlord.
I have poor credit; will I be able to qualify to rent this property?
A scoring system is used. The best-qualified tenant who first meets the requirements will be awarded the lease. Poor credit does not necessarily disqualify a tenant but will affect that particular category.

I want to add an additional person to the lease, what do I do?
Adding an additional person to the lease generally requires some of the same processes and qualification standards. An addendum is generally required. Please contact our office for more information.
Can I get a pet?
That depends on the property, the breed type, and the pet questionnaire completed by the applicant. Generally, we have no issues with pets but they are approved on a case by case basis.
Someone broke into my unit or car, what steps should I take?
Notify the police and obtain a police report. We do not insure any personal property of the tenant. This is the reason renters insurance is required. Generally speaking, comprehensive coverage for your auto generally covers any theft for items or equipment permanently and professionally installed in a vehicle. However, each tenant must check with its insurer for specific perils covered under their policy.
I wish to change the color of the paint in my house or apartment and make other changes. Am I allowed?
Before any painting is completed or changes are made, consult with your landlord first.
My neighbor plays loud music late at night, what do you suggest?
Call the police and report it.
Can’t get into my unit, I lost my keys, what should I do?
Report it to the landlord first by completing a “maintenance request” at www.therentalgrp.com. Call a locksmith. Any charges are the responsibility of the tenant. If tenants have lost keys, the tenant is required to pay for any rekeying or lock changes and a copy must be provided to the landlord within 72 hours.
When I move out, how can I get my security deposit back?
Can I use my security deposit for my last month of rent? The security deposit cannot be used for last month’s rent. According to state laws, security deposits will be sent to the address listed on the rental application within 30 days or when specified. Generally speaking, if the apartment is well cared for, cleaned, and no damages exist, the security deposit can be mailed within 72 hours.
Will someone from The Rental Group notify me before the arrival of repair technicians?
Generally yes. The landlord will attempt to coordinate a time conducive to the tenant’s schedule and that of the repair technician. However, before allowing entry, contact the landlord call the service company's main office to verify.

How long does it usually take for a prospective tenant to be approved?
Well, it depends. We have closed an application is less than 72 hours while others generally take about 7 days. It depends however on the tenant and how well instructions are followed.
Who Must I list on the application?
Any adult that is over 18 years of age must be listed on the application. An application is also required for each person 18 years of age.
